1316 Jones Street was originally developed in 1991 using both FLIHTC and FHTC equity. In 2011, we removed it from the FLIHTC umbrella and began work on moving it into a more market rate structure. We did a complete renovation in 2012. The building comprises 12 large lofts and two commercial bays. The building is known as the Bolts and Nuts Lofts because of its historic start as a bolt and nut manufacturing center in the early 1900s. This 2012 renovation was a $1.5 million project that included federal historic tax credits. We syndicated these tax credits to ourselves which included Larry Lundquist of Lund Ross Contractors and Perry Poyner of Alley Poyner Architecture.
